First, we build a plan of action based on your individual requirements in a property. Then we search our extensive database of ranches to find properties that fit your requirements. Next, we research our database of ranch owners and additional ownership sources to further refine the search. Texas Ranch Finder will seek both unlisted and listed property to find the right ranch. Finally, we will work through our network of brokers to find any additional opportunities.
- WHAT CONSULTING DO WE OFFER?
We act as a point-of-reference for certain real estate tax issues, water right issues, easement concerns, rangeland management issues, and other ranch related issues. For issues outside our scope of expertise, we recommend you seek advice from accredited professionals.
- WHAT DO OUR PACKAGES INCLUDE?
Throughout the years, we have represented numerous and varied real estate clients and corporations and know what is required in a presentation package. We compile an individualized package that includes our observations regarding each ranch, key point information, improvement descriptions, location maps, aerial photography, 3D aerial photography, topography maps, 3D topography maps, pictures, seller terms, and mineral and water rights available. If available, we also provide comparable sales for the area. Finally, we supply local and county data for each region of interest. We pride ourselves on assembling one of the most complete and comprehensive packages in the industry, so you can make a very educated decision.
- THE RANCH VIEWING PROCESS
We will schedule to meet you at a predetermined location or arrange to pick you up at a convenient airport. Our objective is to make the ranch viewing process as enjoyable as possible. We will tour ranches with you, pointing out unique aspects of each property and offering our professional opinion of the attributes. Because we exclusively represent you, we will also point out any shortcomings of each property. If a match is not made, we will continue the process until the right ranch is located. We understand that timing and other external factors weigh on your decision and we do not expect the process to transpire overnight. With an appreciation for the magnitude of your decision, we realize every aspect of the process should be carefully considered.
